Welcome to 3 Stables

If you have booked us with Airbnb, here is everything you need to know to find us, park, access your holiday let and lots more. (If you landed here some other way you can visit our listings here - 1 The Stables - 2 The Stables - Stables Cottage.)

  • We will send you codes for the gates and the key lockbox before your arrival - please contact us if you haven't received them.
  • The postcode is BA15 1LE - click here to see how to find us
  • Your property and its private parking are inside the automatic gates - to open them tap the code into the keypad on the right.

Arriving -

Check-in is 3pm - if your property is ready earlier we will let you know.

If you arrive early you are welcome to park here from mid-day onwards, if you arrive before that there is 2 hour free parking on the road outside. If you need to leave your bags before check-in so you can go and explore, please let us know.
  • Open the automatic gates using the keypad on the right. 
  • Drive in and park in the spot reserved for your property - see below.
  • Your keys are in the lockbox - if its dark automatic lights will come on.
  • The Wifi network is Three Stables - the password is 3Stables
  • Please call or message if you have any problems, we are not far away.

The property is on the far left side of the courtyard - please park by the fence.

The property is the middle of the three facing you - please park by the old shed.

The property is on your right when you enter the courtyard - please park as above.

Leaving -

Check-out is 11am for people and cars - the cleaners will be here shortly after so please be fully checked out by 11am - if you are leaving earlier than 11am please let us know, this really helps us out. 

Please leave everything as you found it - wash up items and replace them where you found them, put out the rubbish and recycling, close the windows, set the heating controls as you found them, lock the door and put the keys back in the lockbox. 

If you need to leave your bags after checkout we can store them for you - let us know.

​Useful information about 1 and 2 The Stables

To leave on foot press the grey button on the right hand wall - it opens one gate.

By car - drive slowly up behind the gates and they will open when you get to the sensor.

  • The cutlery is in a slim drawer above the cups.

  • The Velux windows and blinds can be opened and closed using the controller on the wall by the kitchen - the windows open VERY slowly and will also close automatically if it rains.

  • Please see the notes about the underfloor heating and hot water.

  • Rubbish - general waste and recycling goes in the two blue bins next to the old shed. Bottles and glass go in the black box.

​Underfloor heating in 1 and 2 The Stables

The property has a high level of insulation and low energy requirements and uses a heat store for the hot water and underfloor heating. There are three zones, each with a thermostat like the one in the picture below.


Underfloor heating needs lower temperatures than normal heating to feel comfortable, so rather than 21°C that you might choose for radiators, you would need perhaps 18°C.


The floor acts as a huge storage heater that takes time to warm up and cool down, so if you change the setting we recommend going up or down only one or two degrees at a time and then waiting... otherwise you will first be too hot, then too cold, then too hot…


On the thermostat display -

  • The 'AUTO' symbol on the top means the heating is following the set program - we recommend using Auto.

  • The large number is the current room temperature and the smaller one is the temperature the thermostat is aiming for.

  • A 'wave' symbol shows the heating is on, when the set temperature has been reached it disappears.

  • (The WiFi icon shows the thermostat is wirelessly linked to the heating system.)

On the right of the display are 5 buttons -

  • Use the up and down buttons to turn the heat up or down - the set temperature will change and  'AUTO'  will change to 'MANUAL'. The room temperature will VERY SLOWLY change to your setting.

  • the button below the clock button sets the thermostat to 'AUTO'.

  • the power button at the bottom turns the thermostat off and on - please leave it turned on.

  • the clock button allows the time of day to be set - there should be no need to touch this.

The hot water is heated automatically and there is nothing to adjust.

Pease note - if you increase the room temperature the stored hot water is sent to the floor and you may find the water in the taps is cool for a while. It will reheat in an hour or so. If you are uncertain select 'Auto' and wait…

Heating - the temperature is controlled by a Nest Thermostat that follows a preset program, but if you wish to change the temperature just turn the silver dial to suit. (The central heating and hot water are run by a gas boiler in the back kitchen, it should not need to be touched, but if the pressure is below 1 on the dial please let us know.)
